EXECUTIVE SUMMARY
Gates at PV Apt I, LLC is seeking $15,000,000 (Fifteen-Million Dollars and no cents) to:
- recapitalize the existing debt and equity for the stabilized 120-units (Phase I) that are currently under a master lease agreement
- cover pre-development expenses for 400 housing units (Phase II) to be delivered by August 2025
- cover pre-development expenses for 480 housing units (Phase III) to be delivered by August 2026
The property has an estimated current “AS-IS” value of $26 million; upon completion and delivery of all phases which totals 900 units, the property’s completed value is estimated to exceed $240 million. The sponsors shall issue 300 Class A-3 Membership Units of Gates at PV Apt I, LLC’s membership units at a price of $50,000 per membership unit to accredited investors. The estimated investment hold period is estimated to not exceed 18-months with the initial return of principal in 12-months or less. Pioneer Realty Capital (sponsor representing Gates at PV Apt I, LLC) have proposed a 30-year NNN Master-Lease Agreement with a major Texas University System which will result in the development 900 housing units, that will house up to 2,040 students in this class-A off-campus student housing community called 625 at Prairie View.
